How plumbers actually price a job

Almost every UK plumber uses one of three models, and confusing them is the single biggest reason two quotes for the same work look nothing alike.

Call-out plus hourly. A fixed fee covers travel and the first hour on site, then time is billed hourly or half-hourly. This is the most common model for repairs and fault finding. It is fair when the job is genuinely unknown, but the total is open-ended, so agree a point at which they stop and re-quote.

Fixed price per job. The plumber prices the whole task — fit this tap, replace this radiator. You carry no overrun risk, so the headline number is deliberately padded against surprises. For well-defined work this is usually the better deal, and always the easier one to compare.

Day rate. Used for bathroom fits and multi-job visits. A £320 day rate against a £55 hourly rate is a saving once you pass six hours, so it is worth batching small jobs into a single booking rather than paying three separate call-outs.

Two further things move the number more than people expect: whether the firm is VAT registered, and whether parts are on your account or theirs. A trade markup on materials of 10–20% is normal and pays for the plumber sourcing and warrantying the part — but it should be visible on the quote, not buried in the labour line.

Access and property age

Boxed-in pipework, old lead or steel pipe and awkward loft or under-floor runs all add labour hours.

Parts specification

Branded valves, thermostatic showers and premium taps can double a materials line for the same labour.

Certification

Gas Safe work and any notifiable installation includes paperwork time and, sometimes, a separate certificate fee.

Hidden costs people miss

  • VAT at 20% where the plumber is VAT registered — check whether quotes are inclusive.
  • A minimum charge that applies even if the job takes 20 minutes.
  • Parking, congestion charge or a permit in controlled zones.
  • Return visits when a part has to be ordered — some firms charge a second call-out.
  • Making good: tiling, plaster and boxing-in are frequently excluded from a plumbing quote.
  • Isolating valves or a stopcock replacement discovered once work starts.
  • Waste removal for an old boiler, cylinder or bathroom suite.
